Important Notice

The Council has become aware that citizens have been contacted by companies who offer to appeal against the Council Tax banding of their property. This is on behalf of the Council Taxpayer. They aim to get the council tax band for the property reduced and receive a refund from the Council for overpaid Council Tax.

We wish to make you aware that:

  • These companies make a charge for providing this service
  • If you think your Council Tax band is wrong or would like to check your Council Tax band you can contact The Valuation Office Agency who provide this service free of charge        

Each dwelling has been allocated to one of eight bands according to its open market value on 1 April 1991.

Check Your Band

The band on your property is set by The Valuation Office Agency.

Appeal Against Your Banding

The band that your property falls into is also shown on your Council Tax bill.

If you want to check or appeal against your banding you should contact the Listing Officer direct and not the Council.

If you believe your banding may be wrong you can either make a formal appeal to the Valuation Officer or simply ask them to check it.
You can appeal if:

  • You have been responsible for your property for less than 6 months and can show that its value at 1 April 1991 is different so it should be in a different band
  • You believe your property needs a reduced value due to a change in the property or locality, eg part of your property has been converted or demolished or there has been a material change in the area you live in

Before deciding to contact the Valuation Office, please remember that the prices of homes vary over time. The valuation for Council Tax purposes was made on 1 April 1991 and the change in general prices since then is not grounds for appeal.

Please note that appealing does not allow you to withhold payment of Council Tax. If you are successful in reducing your band you will receive the benefit of any overpaid Council Tax.
